The “Kickstart 2025” promotion applies to Simple Living Homes ‘Zen Range’ only for the first 30 customers who pay a new deposit from 11th January 2025. The total approximate value of this promotion is $60,000, which will vary based on the type of house and land selected, the building contract amount, and the interest rate and mortgage amount. Simple Living Homes reserves the right to withdraw or alter the “Kickstart 2025” promotional offer (in whole or in part) without notice. The offer cannot be used in conjunction with any other offer. The client(s) cannot transfer a promotional item, and there will be no exchange, credit, or cash offered in lieu of a promotional offer. This also applies to items that are deemed not required. The offer is limited to one per building contract.
All items in the “Kickstart 2025” promotion are based on a standard floor plan included in the base price. Any changes to a standard floor plan will incur additional charges payable by the client(s).
To be eligible to receive the Simple Living Homes “Kickstart 2025” promotion, the client(s) must sign a building contract within 21 days of making the initial (non-refundable) deposit. Failure by the client(s) to adhere to these terms and conditions may result in the forfeiture (in whole or in part) of the promotion.
FIXED SITE COST
Includes:
- Up to Class H2 concrete slab
- Up to 800mm of fall across the length and/or width of the allotment.
- Retaining walls (if required)
- Concrete piers (if required)
- Rock removal (if required)
- Supply and hire of temporary fencing to the site where required according to council requirements.
- Supply and hire of environmental silt fence to the front of the property as required by the council.
- Termite spray system where required by the relevant authority.
Excludes:
- Concrete bored piers due to existing uncontrolled fill being placed on the allotment. If fill is shown on the allotment, a lot-specific level 1 compaction report is required, or additional charges may apply.
- Rock excavation and removal where explosives or core drilling is required. If required, additional charges will apply.
Note:
- Homes are to be sited a minimum of three metres from an easement. (If sited within three metres, additional charges will apply).
- Service connections are as per standard inclusions. Refer to standard inclusions for details.
MOVE-IN READY ESSENTIALS
Includes:
- Colour on Concrete Paving to Driveway (up to 30m2).
- Full share fencing to sides and rear boundaries (note fence finishes inline with front facade on one side and butts up to the rear of the garage on the other side). 1800mm high, all Colorbond or timber paling with timber capped 125 x 75mm exposed posts (estate compliant).
- 1800mm high and 900mm wide gate to side of house (if required). Fencing type allowed Colorbond / timber paling capped with 125 x 75mm exposed posts. (estate compliant).
- Front landscaping includes a mixture of mulch, pebbles, and rocks, a garden bed with 150-mm plants, a dripper system, a battery-operated timer, two 1200-mm-high trees to the front of the dwelling, and a concrete letterbox to suit the style of the home.
- Rear landscaping includes a mulched garden bed with trees and/or plants to the rear boundary, up to 50m2 of instant natural turf, topping to the remainder of the land to the rear and side boundaries, a dripper system connected to the tap, a fold-away clothes line with 3m2 of colour on a concrete pad, and 12m2 of colour on concrete paving to the rear or alfresco area (plan specific).
- TV Antenna to roof including connection to internal TV points.
- Split System Air Conditioner (3.3kw) including isolation switch and condenser to be wall mounted. Note- installation price includes condenser and head unit to be installed to an external wall within 3m of each other.
- Alarm System with 3 sensors including panel to walk in robe, including single power point, and keypad to entrance.
- Engineered Stone Surface Benchtops to kitchen in lieu of standard laminate - max length 3000 x 800 island and 3000 x 600 rear including 20mm square edge, installation to cupboards
- Hollands Blinds come with a metal chain and Vibe Block out (design specific).
- Aluminium framed flyscreens to all openable windows - colour to match window colour.
Note:
- Fencing and landscaping are applicable to allotments up to 400m2 for single storey homes and 450m2 for double storey homes. Additional charges will apply for lots that exceed 400m2 and 450m2 respectively.
- Simple Living Homes or the Builder will not provide a half share payment or a credit for fencing that has already been constructed or is to be constructed by another party.
- Some of the featured items are subject to council and estate requirements. Simple Living Homes and the Builder reserve the right to modify, replace, or substitute any items as necessary to meet regulatory standards and maintain the quality and product development of their homes.
- No credit or replacement items will be provided where items are deemed not required or are provided by others. Changes may also be made to comply with Res Code requirements and energy rating standards, which may affect window and sliding door sizes.
KICKSTART SAVINGS
Includes:
- A $10,000 contribution payable to the client’s loan account within 7 days after handover/settlement.
Note:
Based on a home loan amount of $535,000 with an interest rate of 6.60% over a 30-year term, a $10,000 contribution into the loan account would result in a total interest saving of approximately $13,000.
