Your journey begins with a conversation.

Our New Home Advisors will discuss your goals, budget, and preferences to help determine the best pathway forward. Whether you’re exploring house and land packages or starting from scratch, we’ll guide you through your options.

This consultation can be done online or remotely, making it easy to get started wherever you are.

During this stage, we will:

• Discuss your budget and borrowing capacity
• Identify suitable home designs or packages
• Help determine suitable locations or land options
• Answer any questions about the building process

Understanding your budget is essential before selecting a home.

We recommend obtaining a finance pre-approval through your bank or mortgage broker so you know exactly what you can afford.

If needed, we can introduce you to experienced mortgage brokers who can assist at no cost.

Once your budget is established, we will help you select the right home solution:

• Complete house and land packages
• Home designs for land you already own
• Land options sourced through developers or agents

Our homes are offered as full turnkey packages, including essential features such as flooring, fencing, landscaping, and more, simplifying the building process.

Once you’ve chosen your home, it’s time to confirm the details:

• Floorplan
• Inclusions and upgrades
• Façade design
• Colour scheme and finishes

Many of our homes come with carefully designed inclusion packages, keeping selections simple while allowing flexibility for personalisation.

Once selections are confirmed, you’ll pay a $3,000 deposit to secure your home.

Your New Home Advisor will guide you through the required documentation to ensure everything is clear before moving forward.

Your building contract is prepared by the builder, usually within 1-2 weeks for our ZEN Range homes.

Next steps:

• Review your contract
• Sign the building contract
• Pay the remaining 5% deposit

Your advisor remains available to coordinate with the builder and answer any questions.

Once contracts are signed and approvals are complete, construction begins.

During construction:

• The builder manages all building works and warranties
• Simple Living Homes remains your central point of contact for support and communication

At completion, your home is ready for handover, and investors can be introduced to property managers if required.

• Site assessments and soil tests
